Builder-Grade Powder Room MakeoverIt’s not the size of the room. It’s that nobody decided anything.

Builder-grade isn’t a budget, it’s a set of defaults: beige walls, white ceiling, white trim, one light in the middle, a frameless mirror and chrome. Change the defaults, in the right order, and the same room looks custom — often without touching the plumbing.

What makes a room look builder-grade

Almost every builder-grade powder room is the same room. Walls in a safe greige. A flat white ceiling. White skirting, white casings, white crown. One light, usually a flush mount in the middle of the ceiling or a single bar above the mirror. A frameless mirror glued to the wall. A pedestal or small vanity in white, with chrome.

None of these things is ugly on its own. The problem is that every one of them is a default — and a room made entirely of defaults reads as unfinished, however clean it is.

The order to change things in

Most people start with the basin or the vanity, because that’s what looks most “builder”. It’s the most expensive change and usually the least important. Work in this order instead.

1. The walls

Paper or a deep, saturated colour. This is the biggest change for the least money in a powder room — a small room takes very little paper — and it’s the thing a builder never does. Go larger in pattern than feels safe; a small room wants a big pattern, not a small one. How to choose the paper.

2. The ceiling

A flat white ceiling over a papered or coloured room is the single most builder-grade detail left once the walls are done. Paint it a colour taken from the walls, lacquer it, or carry the paper over it. More on the ceiling.

3. The trim

Take the white off the skirting, the door casing and the crown. Paint them a colour from the paper, a shade or two deeper than its ground. White trim chops a room into pieces; coloured trim makes it one thing.

4. The light

Replace the single overhead light with sconces either side of the mirror, at face height, with warm bulbs and fabric or pleated shades. If there is a ceiling light, make it something worth looking at — glass, brass, a lantern — and put it on a dimmer. Light is what makes a room feel expensive at night, which is when most guests see it.

5. The mirror

Lose the frameless mirror. An antique or antique-style mirror — Venetian, gilt, octagonal, oval with a brass frame — is the one piece of furniture a powder room has, and it does more than any other single object.

6. The metal

Choose one metal and use it everywhere: tap, sconces, mirror, towel ring, door hardware. Unlacquered brass is the warmest. Mixing chrome, nickel and brass is one of the quiet tells of a room that was assembled rather than designed.

7. The basin — last

Once everything around it has changed, a white pedestal often looks perfectly good — deliberate, even. If you do replace it, a stone washstand on brass legs is the change that photographs best. But do it last, and only if the room still asks for it.

What to keep

A real wood floor, a solid door, a window with proper casings, an old radiator: keep them, and paint around them. The things that are already good in a builder-grade house are usually the things the builder didn’t choose.

Questions

How do I make a builder-grade powder room look custom?

Change the defaults, in order: paper or colour the walls, take the white off the ceiling, paint the trim a colour from the walls, replace the single overhead light with sconces, swap the frameless mirror for an antique one, and use one metal throughout. Replace the basin last, if at all.

What should I upgrade first in a builder-grade bathroom?

The walls. Wallpaper or a deep paint colour changes a small room more than anything else for the money, and a powder room takes very little of either. The vanity or basin, which most people start with, is the most expensive change and usually the least important.

Do I need to replace the pedestal sink?

Not necessarily. Once the walls, ceiling, trim, lighting and mirror have changed, a white pedestal often looks deliberate. If you do replace it, a stone washstand on brass legs is the change that makes the biggest visual difference.

Should the trim be white in a powder room?

Usually not. White skirting, casings and crown cut a papered or coloured room into pieces. Paint the trim a colour taken from the walls, a shade or two deeper, so the room reads as one continuous space.

Can you design my builder-grade powder room from a photo?

Yes. Send one photograph for a complimentary first look. A full room design — every paper, paint, light, mirror and fitting named and sourced — starts at $750 and takes about a week, done remotely for clients anywhere.
